Construction: Your Covenants provide for an approval from your HOA board for some exterior builds or renovation. Please review our Covenants (see the Document Tab on the Home Page or use Documents Link below) for specifics. Certainly, pools, pavilions, outdoor structures, retaining walls, decks, patios, fences plus any extension of the home, either outward from the original foundation footprint, or any change to the original roof elevation, must be approved by the HOA. A construction deposit payable to the Camelot Homeowners Association will be required for these types of improvement construction. The construction deposit is returned to the homeowner, less any funds retained to repair damage to common grounds or a neighbor’s property. All homeowners are solely responsible for any City permits and fees and should obtain a Certificate of Insurance from their contractor and sub-contractors. Camelot welcomes volunteers from its Association community!
Be Engaged! Be Informed! Be Heard!
Contract your Board members for volunteer opportunities, including being a Board member! Your Association community also needs volunteers for the common grounds, monument decorations and spring flowers, pond management, website administration, and social activities! Your Association needs your help so please volunteer!

City and Village Tax Office is our property management company. The services they provide our Association are an escrow accounting service (they write our checks and balance our bank statements) and provide for the billing and collection of your assessments. Go to cityandvillage.cincwebaxis.com on the web to the register or sign-in Portal and enter your information as requested. You are in their files. City and Village offers a couple of on-line payments options with a fee or you may write a check/mail or pay via you online banking system. Their Portal also has a sign up for a Camelot Directory with a privacy option and signing up with your email address will allow City and Village and your HOA Trustees to have the ability to communicate with you if needed. Interest is charged for payments received after the due date range and liens are filed when 6 months past the terms dates.
Assessments: Your annual assessment is due the first of each year with 60 days term to pay. As of January 1st, 2022 the assessment will be $598 annually until notified otherwise.

- Leased street lights and service costs
- Water and irrigation for lawn at monument area
- Maintenance and service costs for low voltage lights at monument area
- Lawn maintenance for all common grounds including mowing and trimming of trees, shrubs, and plants. Common grounds include 16 acres with 3 storm retention ponds, approximately 4 acres of pond area
- Retention pond maintenance: natural water treatments (bacterial, like probiotics in human nutrition), fish management, fountains, aerators, bubblers, pond bank and related erosion, pond dams and related piping, and dredging
- Maintenance and repairs on all asphalt and gravel walking paths
- Seasonal decorations placed at monument area
- Liability insurance for all common grounds and director/trustees of the Association
- Insurance on the monuments
- Operating expenses of the Association, taxes, fees to City & Village (our property management), registrations, legal fees, CPA, postage & mailings
- Security certificates, domains, and web contractor for our web site
- Maintenance of all street signs and other signs in common grounds, all signs in Camelot are owned by the HOA.

Yard Waste: Any dumping in our common grounds of any type of Yard Waste (or any type of waste) is prohibited!! Grace Hauling provides you with sustainable disposal of yard waste options and bulk pick up at nominal costs. Keep our common grounds beautiful!
Trash / Recycle Bins: The Indentures in our Covenants for trash/recycle receptacles are meant to minimize trash being displaced to other areas due to wind, wildlife, and vandalism. Bins can also have a negative impact of the appearance of a subdivision. These trash receptacles must be stored inside your garage on non-pick up days! You are allowed to put your trash receptacles at the curb the night before your pick up day.
Pet Check: Is you fury friend a nuisance? Not if you are cleaning and disposing of your pet’s waste outside of your property during walks. Neighbors appreciate owners that are mindful to train or deter pets from excessive barking and meowing. We know it’s hard, but please keep up the good work and be respectful of your neighbors! To report a serious or prolonged pet violation, please contact St Charles County Animal Control.
Trailers, Boats & RV’s oh my! Our Covenants restrict the parking and storage of any recreational or commercially used vehicles outside the residence in the driveway or street. These vehicles may be parked temporarily for loading, unloading, cleaning and repairs, but you must store these types of vehicles you own inside your garage or an offsite location. Please read Article Vll (1)(p) of our Covenants for an inclusive list of restricted vehicles for parking and storage.
Safety and Crime: All neighborhoods experience an occasional property crime or safety incident. Please keep your home locked and well lighted, cars locked and garages closed. This is the best deterrent to theft and will also reduce animals and pests entering the garage and potentially the home. Going out of town for an extended period, contact St Charles County Police at 636.949.3000 for a Vacation House check patrol.
Landscaping and Sidewalks: Have a sidewalk in front of your home? Please make sure that your brushes and trees are trimmed so that walkers can pass safely in front of your home. If you have a corner lot, please make sure that your trees and shrubs do not block sight lines for intersections and stop signs. If you notice a sidewalk that needs to be replaced and poses a safety risk, please flag the area and call City Hall for a replacement section.
Street Lights: Notice a street light not functioning properly in front of your home? Each street light has a tag number at the bottom of the pole. Call Cuivre River Electric at 636.695.4700 or notify your HOA board.
Walking Paths: No motorized vehicles or bicycles of any kind are allowed on the asphalt or gravel walking paths. Posts have been placed in front and in of back of each of our path bridges to prevent passage over the bridges. This was done due to prevent further damage to these bridges by golf carts and ATV vehicles. Please note that the City of Weldon Spring does not allow drivers without a valid license to drive golf carts (classified as low-speed vehicles) on any City streets. Contact City Hall for any additional information. Have fun walking and running on our walking paths!
Storm Retention Ponds: We have three storm retention ponds in Camelot. Many of our storm drains deposit storm water into our ponds. Federal law prohibits the dumping of any material outside of storm water, including chemicals, especially gasoline, oil, herbicides, cleaning products or any refuse waste, such as paint, paper, cans, bottles, grass clipping or yard debris into storm drains where they will deposit into retention ponds or into other drainage and creek systems and spoil the water. Contact City of Weldon Spring for the regulations and the steps necessary for releasing pool water safely into the street/storm drains. Any violations of these laws can impact the retention ponds that we all own and are responsible for.
Also, for safety purposes, do not enter into our pond water by person or via any water vehicle or flotation device and absolutely no ice skating! Thank you for keeping our ponds safe and clean! Fishing from the pond shores is allowed and welcome. Our fishery vendor, Curryville Fisheries, stocks and manages our fish population. Happy Fishing!
Dumpsters and Storage Pods: The City of Weldon Spring does not allow for dumpsters and storage pods to be stored or set on City streets for any period of time. If you contract for these items, you must place these large items on your property. Contact City Hall for any additional information.

St Charles County Parks in Weldon Spring
- Veterans Tribute Park located at 1031 Kisker Road, Weldon Spring. Hours are 7 am till half hour after sunset. This county park includes: a 3 acre off-leash dog run, a playground zone with interactive and motion-activated water play, music play, climbing features, inclusive swings and hillside slide, plus 1.6 miles of walking paths, fishing, picnic shelters, and sports.
- Klondike Park is a county park with 250 acres of scenic woodlands, located 5 miles south on Hwy 94 and features challenging hikes, mountain biking trails, an over-look bluff area, camping, cabins and a lake with a sandy white beach great for kayaking and fishing (no swimming).

- Wineries are located about 15 miles south on Hwy 94 starting in Defiance down to Augusta MO. There are about 15 wineries in this area with rolling hills and stunning scenery.
- St Charles Historic District is about 10 miles north on Hwy 94 and includes historic buildings with shops, restaurants, galleries, bars, casino, events and festivals all in front of the Missouri River.
